Summer is almost here, and that means warm nights spent outside on the patio or in the yard. String lights are the trend this year, and they’re an easy way to add a warm cozy ambience to any space.

Hang them from trees, or line the fence with them. For a more open space, you can easily add a planter post to the centre of the patio, and string the lights off it back to the house.

Greater Vancouver condo prices just hit $700,000

Although Greater Vancouver condo sales fell year-over-year in April, prices continued to climb surpassing the $700,000 mark for the first time.

Last month, the benchmark price of a condo hit $701,000, a roughly 24 per cent increase from a year ago when prices sat at $554,100, according to the latest data from the Real Estate Board of Greater Vancouver (REBGV), published this week. If You Don’t Buy a Home Before Dec 31, 2017, You May Never be Able To

The hammer was dropped yesterday, and it could be enough to diminish home ownership for some buyers – forever.

A new mortgage “stress test” comes into effect January 1st, 2018 for all mortgages funded with 20% or more.  Previously stress tests only affected mortgages insured by CMHC (less than 20% down) but now it seems that everyone needed a mortgage will be affected in some way or another.

Here’s an example of the magnitude of these changes;

A family with a combined $100,000 annual income
20% downpayment
5 year fixed term
3.09% interest rate
25 year amortization

Jan 1, 2018

The loss in buying power is staggering.  The new rules require the buyer to qualify at the Bank of Canada’s 5 year benchmark rate OR their contract mortgage rate plus 2 percentage points.

We’re teaming up with ‘Dress For Success’, a local charity in Vancouver to run a community clothing drive!

Dress for Success Vancouver is a registered charity committed to empowering women into the workforce by providing professional attire, career services and a leadership program. Since 1999, they have served over 24,000 women in the Lower Mainland. Dress for Success operates without any government funding and relies on the support of grants, sponsorship, donors and fundraising events.

So we’re reaching out to you, the lovely women in our community to help us make this clothing drive a massive success!

Please bring your donations down to Katzie Elementary School on Saturday, April 29th between 12pm and 3pm.

If you are unable to make that time, you can drop donations off at our RE/MAX Treeland office or private message one of us on Facebook and we ca n make arrangements to pick them up.
